With all the multi-family home construction going on in America, it looks like the new American home is either a condo or townhouse. If you are lucky enough to be working today chances are you are either working 50hrs a week or maybe 2 part-time jobs, and picking up side jobs on the weekends. And, let’s face it… most of us are too busy working long hours trying to pay the bills on time, than cutting the grass, fixing the roof, or painting the house.
A lot of people are being sold with the idea that living in a condo or townhouse is cheaper and easier than living in a traditional house, with a yard, fence, etc. Well…that’s not always the case. Remember an owner of a townhouse or condo share responsibilities for the upkeep of shared common areas with other condo owners. They also need to pay into a Condo Owners Association Insurance (COA) to cover these common areas.
A COA insurance policy will not cover a specific condo; it is designed for “shared areas”. The individual condo owner will have to call a local insurance agency and buy an individual condo insurance policy to cover their own unit and private property. A traditional home owner only needs to buy a single HOA insurance policy to cover their house and that’s it, where a condo or townhomes owner has to pay their own insurance policy, plus pay into a monthly condo association fee. They both have to pay water and property taxes so that seems to be a non issue regarding the benefits or disadvantages to this question.

Most people don’t like having strangers living in their home. Condos aren’t really big enough for these unwanted guests. If a family member of the wife’s/husbands needs a place to stay like fooorrr…eva, a traditional house owner will always have room for that family member. However a condo or townhouse owner can always pull the “COA doesn’t allow it” unless they live next door to someone who lost that battle, or just didn’t think of a believable “COA” excuse.
Traditional house owners have to cut the grass and maintain the outside of a house, a condo owner doesn’t. But if you don’t like the new color the COA chose for the trim, you are outta luck. If you have children and need to expand your condo or you started a home business and need a home office you are kind of screwed. A traditional house owner can always make additions to their home to make room for future growth or they are not stuck to some condo agreement that bans certain freedoms that a private house owner has.
So the trade off seem to side towards traditional homeowners, 1 insurance policy bill, the freedom to expand their house according to their needs, and a yard for the dog and kids to play. However a condo owner doesn’t need to worry about yard work, (and the dog), unwanted guests, and the security of knowing should someone try to break into your condo there is a person living basically in the same building and they can spot it faster, so the cops should be their faster. As for the answer to this question, I guess it all depends on the person. If your family oriented a traditional house is best for you, and if you are focused solely on your professional career, than a condo will be a better fit for you. So I guess what I am saying is there is no “one size fits all” when it comes to home ownership.
